Fire Sprinkler Incentive Legislation Introduced in Senate

Last week Senator Tom Carper (D–Del.) and Senator Susan Collins (R–Maine) introduced S. 2947, the Fire Sprinkler Incentive Act of 2010.  BOMA International supports the legislation, which includes tax incentives for property owners to retrofit commercial buildings with automatic fire sprinkler systems by reducing their depreciation from 39 years to five years. Benefits of this legislation would include lower local fire department costs, increased loan activity, reduced insurance claims and premium costs, and increased retrofitting and installation jobs. Last year, Congressman Jim Langevin (D–R.I.) introduced the same bill in the House of Representatives. The House version, H.R. 1194, currently has 111 cosponsors.

BOMAPAC Supports Representative Melissa Bean

BOMAPAC recently took part in a real estate-focused fundraiser for Congresswoman Melissa Bean (D–Ill.). An ally of the commercial real estate industry, Congresswoman Bean twice opposed legislation that would nearly double the taxation on carried interest, an incentive commonly used in commercial real estate partnerships. A member of Congress since 2005, she is vice chair of the New Democrat Coalition, a group of moderate, pro-growth Members of Congress, and also serves on the Financial Services Committee. She represents Illinois´s 8th district, which includes portions of Lake, Cook and McHenry Counties.

Three Ways to Elevate your Best–in–Class Building

You know your building is managed and operated to the highest standard, but do your stakeholders know it? In this market, they need to. Here are three ways the BOMA 360 Performance Program can raise the profile of your best–in–class building.

  1. Show off your "well–rounded" building. In a competitive market, standing out is not about doing one thing well, it´s about doing everything well. The BOMA 360 designation for your building says that you have reached excellence in building operations and management across a broad range of criteria, from tenant relations and community involvement to life safety and security to energy efficiency and sustainability.
  2. Gain the competitive edge. A BOMA 360 building will get you noticed – by your owners, your tenants and your prospective tenants. There´s no better way to get a jump on the competition than by having the BOMA 360 stamp of excellence.
  3. Turn your hard work into smart work. You´ve already put in the hard work getting your building to where it is, now take the smart but simple steps to get it recognized. The submission guidelines are straightforward and take you step–by–step through the online application process.

Get Your Escalations Questions Answered

What determines the number of years over which you bill back a capital item? Can a landlord start amortizing a capital project in January that is not completed until August of the same year? How do you determine the interest on a CapEx amortization? On Tuesday, February 16, BOMA´s Webinar Reconciling 2009 Escalations: Calculating Gross Ups, Expense Caps, and Capital Amortizations will feature escalations experts who will answer your questions and clear up some of the confusion that lies around the escalations process.  Escalations can represent 10 to 20 percent of a portfolio´s revenues, so it's imperative to understand how the process works, perform the calculations correctly and explain them appropriately to tenants.
